According to the Athens MLS, Athens-Clarke County has seen an 8% increase in home prices for the first 7 months of 2016 compared to the same period for 2015. Oconee County has seen a 10% increase in the number of homes sold and a 12% increase in sales prices over 2015. Madison County has seen 17% increase in number of homes sold and a 19% increase in sales prices. Barrow has had a decline in the number of homes sold but a 5% increase in sales prices.
This information shows that sellers are able to get more for their homes, but there are many homeowners in the area who can’t afford to sell their home due to the mortgage balance being higher than what they could get by selling. It was much worse over the past few years, where we saw a lot of interest in short sales and more foreclosed properties than we’ve seen before.
As prices continue to increase, we should see more homeowners willing to sell their homes. This will provide the necessary inventory to keep the market moving up. If the market continues to improve, it will be good for home buyers and sellers. Lower interest rates will help more buyer qualify for financing.

You only get one chance at a first impression, make it a good one!
To get ready to sell your home, there are things you can do that make a big difference, without spending a lot of money. Check out these ideas to make your home memorable. You’ll need to do the work yourself, but the payoff will be worth it!
Mow the lawn, remove weeds from beds, edge driveway, walkways, and beds and put down fresh pinestraw. Mulch is one of the most inexpensive ways to make a big change in the look of your yard. You can also plant a few flowers in the beds or in pots set in the beds.
Sweep off dirt and spider webs, touch up paint on the trim and repaint the front door. Add a pot of flowers to the steps or porch.
Touch up paint on interior trim and doors. Even when the wall paint looks good, a fresh coat on the trim can make a big difference.
Clean the carpet. Have it stretched if there are loose areas.
This goes for all areas, inside and out. Look at your home as a buyer. Remove the magnets from the refrigerator, clear off the countertops and extra kitchen tools, and go room by room to see what you can store, give away, sell or rearrange. Make every room as spacious as possible, and stage to show a good use for any extra spaces.
The cooking or pet odors that you’re accustom to may be offensive to potential buyers. Make sure the kitchen and bathrooms are spotless. Clean the windows and mop the floors.

Some of our favorite features of the area include the active arts community – events in Oconee County at OCAF include Southworks, Holiday Festival, and the annual pottery show. Athens events include art shows at the Lyndon House and many downtown festivals throughout the year.
The music scene in Athens is world known and not just for the younger crowd. We’ve recently seen Dwight Yoakham and Keb Mo at the Georgia Theatre. John Prine has been in Athens several times, most recently at the Classic Center a couple of years ago. There are many famous musicians playing at various venues around town, plus nightly entertainment at local restaurants and bars. and the Classic Center is a great spot for many events such as Blue Man Group, Elf – the Broadway musical, The Nutcracker, and many other classic events.
Some of our favorite restaurants include The National, South Kitchen, The Globe, Thai Spoon, Royal Peasant, Mama’s Boy, Tlaloc, DePalma’s and Cali n Titos. There is never a shortage of good restaurants in Athens. For local farmers markets, there are options throughout the week during the spring-fall, in downtown Athens, downtown Watkinsville, UGArdens, Locally Grown (place orders online and pick up at specified time), and in Bishop.
More reasons Athens made it to the top 25 places to retire list is the various options for shopping, especially at the new shopping center on Epps Bridge Road, Epps Bridge Centre. Beechwood shopping center on Alps Road has several options including Talbots, Coldwater Creek, Steinmart and TJ Maxx. Daily Grocery, Earth Fare, Trader Joes, and Fresh Market offer lots of variety in grocery choices.
If you are interested in outdoor activities, Athens is only an hour from Lake Hartwell or Lake Oconee, and about 2 hours to the north Georgia mountains. The mild climate in Athens allows for activities year round. The State Botanical Garden on Milledge has a variety of things to do. There is a hummingbird trail, walking trails along the river, beautiful plants, classrooms — something for everyone!
One of the main draws to Athens is the University of Georgia. With the new medical college and teaching veterinary hospital, Athens will continue to make it on future lists of the TOP places to be.

AthFest is an annual 3 day festival in downtown Athens, benefiting Athfest Educates. This 3 day event features local live music, art, film screenings and KidsFest and is sure to offer something for everyone.
Athfest Educates offers high-quality music and arts education for local youth and the Athens community through direct support of school and community-based programs and events. To date, nearly $235,000 in grants have been given throughout the Athens community. All fourteen Clarke County School District elementary schools and its four middle schools have been recipients of their grants.
This year, they are partnering with Four Athens to offer 3-hour coding classes during AthFest for youth ages 8 – 15 that introduce youth to the intersection of coding, music, and the arts.
AthFest is a music and arts festival that attracts large crowds and lots of music! Three stages in different areas of downtown allow multiple bands to perform. And when the free outdoor music ends, 10 participating venues feature more bands and entertainment through the Club Crawl. One of the many featured bands in 2016 includes Arrested Development, the first-ever hip-hop artist to receive the “best new artist” Grammy.
The art festival features fine arts and crafts for sale. Exhibited work may include visual arts (painting, drawing, mixed media, photography, and digital art), fabric, clothing and accessories, jewelry, and handcrafted items (sculpture, ceramics, glass, woodworking and furniture).

The chart above is from the Athens MLS, showing market conditions – Five Points for January 1 – June 3, 2015 to 2016.
We have been searching for homes to show Five Points buyers over the past few weeks. Since it has been more difficult than past years, I checked sales for this year compared to last year for the same time period. The report shows that sales are up by 21.59% this year, and the sales prices are up 53.94%. That doesn’t mean home prices have increased that much, just that higher priced homes are selling now. The true “Five Points” area of single family homes are primarily the ones priced at $250,000 and up. The number of sales at $250,000-$300,000 are down for the year from 17 to 8 sales in 2016. Sales of homes from $300,000-$1,000,000 saw a significant increase, from 22 sales in 2015 to 43 sales in 2016.
Here is a summary of the number of sales for several years. 2016 is by far the best selling year for Five Points, for as far back as our MLS tracks.

The $160,000-$200,000 price range consists of condos and homes just outside the Five Points district but are included in the area by the Athens MLS. 39 of the 43 sales in the $300,000 up range are actually in the $300,000-$750,000 group.
