There are several factors to consider on how to sell a home in Athens. It’s also important to know what prevents a home from selling, besides price?
To sell a home, there are a few things other than price that can prevent a home from selling. Some are small things that can be corrected, and others can be more difficult.
Clutter is something that can be corrected, and it is well worth the effort. We’ve all seen homes that are so packed full of stuff that you can’t get an idea of the room size. This can make it hard for a potential buyer to feel comfortable looking at the house. Many times, they are just distracted by the amount of stuff.
This recently happened with a couple when we were looking at a house with a basement. They loved the main level and it was neat, clean and super organized. We went to the basement and it was full! There was unused furniture, file cabinets, car parts, tools, Christmas decorations, old toys, and so much more. After wandering around for a few minutes, they decided this house was not for them.
Of course, the clutter would have been moved before closing, but these clients just couldn’t get past all the stuff. Whenever we talked about the house later, they couldn’t remember the main level, only about how much work it was going to be for the sellers to clear out that basement. Maybe there was something they didn’t like on the main level, but based on what I saw, it was the basement that made them decide against the house.
Many times, when you take a fresh look at some of the things you’re saving, you wonder why you ever thought it would be a good idea to save them. I know this happened to us after living in a home for 10 years before deciding to sell it. Every room had stuff that wasn’t needed. And, we had a basement too… actually it was the “workshop” that looked a little like the picture above!
