Location, location, location
The most famous phrase in real estate and it is true. In Clarke County, the most consistently expensive area is Five Points. Five Points is a desirable area because of the location and charm of the older homes. Close by is Normaltown and the General Hospital areas that have gained in popularity over the past few years. All these areas have the benefit of nearby shops and restaurants, increasing the walkability factor.
In Oconee County, locations are desirable primarily because of School districts and ease of commute. Because public sewer is not available in most of Oconee County, lot sizes are larger, which means higher priced homes to help offset the additional cost of the lot. Oconee County has attracted more affluent homeowners with larger homes and larger lots. In fact, one of the major complaints many citizens of Oconee County have is that their kids can’t afford to buy in the county.
Madison County has seen a lot of growth over the past couple of years with the new Kroger Marketplace and surrounding stores. More subdivisions should be coming in the area soon.
Quality and finishes
Custom built homes will usually have a higher cost, but with higher quality finishes. Oconee County subdivisions include Old Farm, Meridian, Vintage Farms, Crystal Hills, and Steeplechase. These homes tend to be more expensive because of the size and finishes of the homes.
