When we recently sold our home, we reviewed recent sales and active listings to determine the competition we would be facing. When I checked Zillow and Trulia, their valuation was about $60,000 below what we knew was a more accurate valuation.
We were not really that concerned about it since we do know the real estate market in the area. However, thinking of a seller who has never sold a home and has been hearing for the past few years about how much real estate prices have dropped, it’s possible that he could make a very big mistake. Of course, everyone has different reasons for selling, and sometimes it’s worth taking a lower price instead of doing costly renovations or repairs. The first step is a report generated through the National Association of Realtors that considers average sold and listed prices, based on square footage. This gives a pretty accurate valuation, but we then take the next step to evaluate the homes that match up with the subject property, based on age, square footage, and lot size. This gives a much closer idea of the actual value.
