When we moved to Oconee County in 1995, buying a home for $120,000 was not out of the question. As the real estate boom moved in, land prices increased so builders built larger homes to help offset their high land costs. Especially important is the fact that buyers didn’t seem to object to the plan. For the past 10-15 years, the average sales price has been in the high $200,000 range.
Schools
A major factor for the increase in population, despite the higher home prices, is the excellent schools in Oconee County.
Home Sales
This report shows that home prices have increased 6.7% over the past 12 months compared to 11.2% increase for the state. In home sales, there were 95 homes priced over $300,000 sold in the past 6 months and 121 under $180,000. There were approximately 120 sales between $180,000-$300,000. Since 2000, there has been a 23% increase in population for Oconee County and approximately 1/3 of the residents are in the 35-54 age group.
